HUMAN RESOURCES
Anza performs all aspects of the human resources management function for its clients, including recruiting and hiring, administering payroll and benefits programs and personnel management and development. Careful pre-employment screening, including reference checks, background checks, pre-employment physicals and drug tests, are conducted to help insure that only the most qualified candidates are initially hired. One on one training as well as ongoing management, marketing, leasing and maintenance training programs occur throughout the year.

FINANCIAL SERVICES
Anza provides include financial reporting, accounts payable and receivable, operating budgets, rent collection, rental increases and expenditure controls. Onsite we utilize Yardi Voyager software for controlling and managing rent payments, occupancy information, and financial data. Anza’s team of Internal Auditors help to ensure that the properties are performing at the highest standards. The Auditors provide a strong core of understanding of policies and procedures to all levels of staff through vigorous audits.

MARKETING
At Anza, we operate our properties based upon each owner's specific goals and objectives. In achieving these goals, we frequently and rapidly alter our marketing programs and pricing strategies based upon anticipated seasonal cycles and ever changing market conditions.

MAINTENANCE & IMPROVEMENTS
A goal of property management is to maximize the long-term return on investment for each property owner. We pride ourselves in our ability to enhance the physical appearance and condition of each property to the optimum level consistent with the property's age, surrounding neighborhood and the individual objectives of each owner. On-site personnel perform most normal ongoing maintenance functions, with the exception of unit cleaning and painting, landscape maintenance, and pool care. Frequent on-site inspections by corporate personnel insure that all maintenance issues are identified, planned for, and performed in a timely, cost-effective manner. Our in-house licensed contractor supervises all major contracted maintenance and improvement programs on the basis of multiple competitive bids.
